Beacon Landing Breaks Ground, Modular Supportive Housing Comes to San Pedro
Abode Communities has begun construction on its first prefabricated modular project, Beacon Landing, an 89-unit supportive housing development in San Pedro. The project is one of five developments to be produced as part of the City of Los Angeles HHH Innovation Challenge, a $40 million award made to Abode Communities, Mercy Housing California, and LA Family Housing to streamline site selection, design, construction, and financing of prefabricated modular housing.
With the intent to create a replicable and scalable model that results in time and cost savings, the development partners have secured five sites with 398 units, two of which will be owned and operated by Abode Communities. The units are designed in partnership with Abode Communities and fabricated by Factory_OS.
In a first-of-its-kind model, the developers have partnered with California Community Foundation, Local Initiatives Support Corporation (LISC), CommonSpirit Health, and Hilton Foundation to structure and finance a $6.18 million revolving construction loan fund to cover early project costs often associated with modular design and construction. LISC supported the project with a $1.64MM loan to fund upfront deposits to Factory_OS.
Additional project financing provided by California Dept. of Housing & Community Developments’ No Place Like Home (administered by the Los Angeles County Development Authority) and Infrastructure Infill Grant programs, and Project-Based Section 8 Vouchers issued by the Housing Authority of the City of Los Angeles.
When complete, Beacon Landing will provide a community room/kitchen, outdoor patio, long-term bicycle parking, common laundry, and landscaped grounds with outdoor recreational space. Onsite supportive services will be provided by LA Family Housing.
