Abode Communities has attained an 8.7- vacant parcel located on Fred Waring Drive and Hoover Avenue in Indio to be developed as “Sonora Homes,” an affordable mixed-use multifamily residential community that includes an early childhood education center. The site is located next to the Riverside County Social Service and Workforce Development office and a shopping center.
The development will include 203 homes and a 12,000-square-foot Early Childhood Education Center.

What type of housing will be included in the project?
How will rents be determined?
Rent will be affordable for household with incomes ranging between 30% – 80% Area Median Income in Riverside County. Housing affordability is defined by the California Tax Credit Allocation Committee (CTCAC) and is updated annually. Please see current rent and income limits, based on bedroom size, for projects placed in service after April 1, 2024.
What is Area Median Income?
Area Median Income is defined as the midpoint of a specific area’s income distribution. Per rent and income limits defined by CTCAC, Area Median Income for Riverside County is $27,960-$74,560 for a family of four.
What are the anticipated amenities?
Sonora Homes will feature a two story community room, an outdoor pool, shaded playground, surface level carport parking, bike storage, and onsite property management and resident services.
What are resident services?
Resident services are complimentary social services that empower residents to build their skills, access resources, and create lasting community connections. Resident services like those offered at Sonora Homes help to prevent homelessness, improve resident health, and ensure long-term economic mobility of future generations.
What is the project status and anticipated timeline?
How can I apply for housing at Sonora Homes?
Leasing for Sonora Homes will begin nine (9) months prior to construction completion, currently estimated late 2028. If you are interested in tracking the development’s progress and being notified when leasing begins, please email sonorahomes@abodecommunities.org.
Are the homes first-come, first-serve?
No. All applicants will receive a lottery number and a randomized lottery determines the order in which applications are processed.
What documentation will I need to confirm my eligibility?

Will there be accessible homes for individuals with mobility or communications impairments?
Yes. Fifteen percent (15%) of homes will be fully accessible for individuals with mobility impairments and 10% will be fully accessible for individuals with audio/visual impairments.
