Western Landing
Abode Communities, Mercy Housing California, and LA Family Housing were awarded a $40 million City of Los Angeles HHH Housing Challenge (the largest in the City) to streamline the site selection, design, and financing of supportive housing utilizing prefabricated modular construction. With the goal to reduce construction cost and minimize the development timeline, the developer team enlisted one architect and one modular fabricator, and utilized standardized design to deliver a highly innovative, replicable, and scalable model across five residential communities with nearly 400 supportive rental homes.
Each residential community features studio units, supportive services programming and related office space, a community room with kitchen, bicycle parking, onsite property management, and well-designed outdoor spaces featuring intimate gathering spaces and recreational activities.
The developer team partnered with California Community Foundation, Hilton Foundation, CommonSpirit, and Local Initiatives Support Corporation to establish a first-of-its kind $6.18 million Revolving Construction Loan Fund to offset early project costs needed to advance modular construction during predevelopment.
