Sheldon Farms consists of more than five acres of undeveloped grassland located at 8851 Bruceville Road in Elk Grove, Sacramento County. The site, to be developed in partnership with the City of Elk Grove, is currently re-imagined the site as a vibrant, service-enhanced residential community that boasts 240 affordable rental homes for families living in Sacramento County. This amenity-rich development includes a central green with children’s play area, splash pads, gathering spaces, a community room, laundry rooms, bike storage, parking, beautifully landscaped circulation, connectivity to future transit opportunities, and additional amenities to reflect community needs and priorities.

Sheldon Farms is an affordable residential community for families living in Elk Grove, Sacramento County. The property, located at 8851 Bruceville Road, spans more than five acres bounded by Bruceville Road to the west and Barnstable Way to the east, just north of Mashpee Way. 

Sheldon Farms features seven, three- and four-story multifamily residential buildings offering a total of 240 affordable rental homes. Dwellings range in size from one- to three-bedrooms  

Rent will be affordable for household with incomes ranging between 30% – 80% Area Median Income in Sacramento County. Housing affordability is defined by the California Tax Credit Allocation Committee (CTCAC) and is updated annually. Please see current rent and income limits, based on bedroom size, for projects placed in service after April 1, 2024. 

Area Median Income is defined as the midpoint of a specific area’s income distribution. Per rent and income limits defined by CTCAC, Area Median Income for Sacramento County is $117,900 for a family of four and $82,600 for an individual household 

Sheldon Farms will feature some 20,000 square feet of open space. Open space amenities include a central green featuring a children’s play area, splash pad, and gathering spaces. Additional project amenities include onsite parking, a community room, a central laundry facility, bike storage, and onsite property management and resident services. 

Resident services are complimentary social services that empower residents to build their skills, access resources, and create lasting community connections. Resident services like those offered at Sheldon Farms help to prevent homelessness, improve resident health, and ensure long-term economic mobility of future generations.

No. All applicants will receive a lottery number and a randomized lottery determines the order in which applications are processed.

Yes. Fifteen percent (15%) of homes will be fully accessible for individuals with mobility impairments and 10% will be fully accessible for individuals with audio/visual impairments.
